Mortgage Protection Insurance in Round Rock
Mortgage protection is life coverage built around your loan: an amount close to what you owe, for about as long as you will owe it. We explain how it differs from PMI, who receives the money and whether a plain term policy would serve you better.

What mortgage protection actually is
Despite the name, mortgage protection insurance is usually a life insurance policy. If you die during the term, it pays a set sum. What sets it apart is how it is sized. The amount and length match your mortgage, so the people you leave behind can pay off the loan or keep making the payments.
It is not the same as PMI. Private mortgage insurance protects your lender if payments stop, and your family receives nothing from it. With mortgage protection, the beneficiary is a person you name, and they decide how to use the money. Most of the time that means the mortgage. It can also cover taxes, childcare or simply time to grieve and think.
It fits best when the loan is your largest debt and one income carries most of the payment. If you already hold solid term life insurance, you may not need a separate policy at all. We will tell you which it is.
What we go through with you
- Fitting the amount to what you owe
- Your remaining balance, interest rate and the number of years left on the note come first. From those we suggest an amount and a policy length that runs out near your last payment instead of well ahead of it.
- Level or decreasing coverage
- Some policies shrink as your balance falls. Others pay the same amount for the whole term. Decreasing coverage often costs less, while level coverage leaves your family money beyond the payoff. We show both side by side.
- Optional riders, in plain terms
- A rider can add a monthly benefit if a disability keeps you from working, let you draw part of the money early after a terminal diagnosis, or hand back your premiums when the term ends and you are still living. We price each one separately and tell you honestly which suit your situation and which would only add cost.
- Beneficiary setup
- We walk through naming a spouse, a trust or contingent beneficiaries, so the money goes where you intend rather than to your estate by default.
- Sizing to the full payment
- In Texas, property taxes and hazard insurance often make up a large share of the monthly escrow payment. We size coverage to what you actually pay each month, not just the principal and interest line.
When mortgage protection is worth a closer look
A recent closing
In the weeks after closing, offers tend to fill the mailbox, often dressed up to look official. They come from insurers selling a product, not from your lender. Talking it over helps you weigh them without pressure.
One income carries the payment
If the mortgage would be hard to keep up without your paycheck, coverage tied to the loan deserves a look.
You refinanced or moved
A new balance or a reset term can leave an older policy too short or too small.
Your term life ends before the loan
A twenty-year policy on a thirty-year mortgage leaves a gap in the later years. We can measure that gap and show what closing it would take.
Health questions worry you
Some mortgage protection policies use simplified underwriting with no medical exam. That can help, though the premium is usually higher than fully underwritten coverage.
What moves the cost of mortgage protection
Premiums come from the same factors as other life insurance, plus a few choices specific to mortgage coverage. We lay out each option clearly so you can see how the numbers shift before you commit to anything.
Your age and health at application
Rates are set when you apply, and they run lower for people who apply earlier and in better health. Tobacco, some medical conditions and certain prescriptions can push them up.
Coverage amount and term
A larger balance or a longer term costs more. Matching the term to your remaining years avoids paying for coverage you will not need.
Level or decreasing
Decreasing coverage usually costs less because the amount falls along with your loan.
Underwriting type
No-exam policies are convenient, but carriers price in the risk of not knowing your health. A brief exam often lowers the premium.
Riders
Each rider adds to the premium. Return of premium tends to add the most, so we show the policy with and without it.
How a mortgage protection call runs
- 1
Gather your loan details
Keep a recent mortgage statement nearby. The balance, rate, monthly payment and years left tell us most of what we need.
- 2
Compare policy shapes
We lay out level and decreasing term options, and a fully underwritten policy against a no-exam one. For each, we explain what you gain and what you give up.
- 3
Apply when you are ready
If you choose a policy, we help with the application and the health questions. Some carriers decide quickly from your answers; others ask for a short medical exam scheduled at your convenience.
- 4
Review the finished policy
Once the carrier issues the contract, we check it with you by phone. The face amount, length of term, any riders and the named beneficiary should all match what you chose, and we confirm that they do.

Mortgage protection questions
Does my lender require mortgage protection insurance?
No. Lenders may require PMI or hazard insurance, but mortgage protection is optional. The letters that arrive after closing come from insurers and marketers, even when they mention your lender or loan amount.
Who gets paid, my family or the bank?
The money is paid to whoever you list as beneficiary, and the lender is not part of it. That person might clear the balance in one step, carry on with the monthly payments, or put some of it toward other bills. Lender-paid products work differently, which is one of the biggest distinctions.
Is this better than a regular term life policy?
Not always. A standard term life policy sized to cover your mortgage and other needs is often the better value. Mortgage protection makes sense when you want coverage focused on the loan, need a no-exam option or want a particular rider. We compare the two openly so you can choose.
What happens if I pay off the mortgage early?
With most policies, coverage continues until the term ends, so your beneficiary would still receive the amount in force. If you no longer want it, you can usually cancel and stop paying premiums.
Can I work with you if I live in Georgetown or Hutto?
Certainly. Everything happens over the phone, so clients in Pflugerville, Cedar Park, Hutto, Georgetown and the rest of the surrounding area go through the same steps as someone in Round Rock. Where your loan sits makes no difference to how we work.
